Level 3 Home Survey
A Level 3 Home Survey is our most popular survey (formerly known as a Structural/Building Survey) and provides a detailed report on the property’s construction and condition. In general terms, a Level 3 is recommended for older properties that may have problems, however this survey can be applied to a property of any age and is particularly helpful for dilapidated properties and those that have been extensively altered. With an L3 you will receive a cost and repair schedule, this allows the purchaser to renegotiate the purchase price often with the saving far exceeding the cost of the survey. You will also receive a market appraisal, which will inform you if we agree with the price you are paying for the property based on comparable property sales nearby. Each survey is a bespoke and in-depth report, and includes a detailed summary highlighting the issues that require attention or further investigation. Our Level 3 Home Survey Reports include photographs in each section of the report where defects are identified, this allows for accurate information on defects and where they are found. (This is not a RICS Red Book Valuation).

Level 2 Home Survey
A Level 2 Home Survey (like a L3) provides a detailed report on the property’s construction and condition. This is generally for newer and more modern properties. Each survey report is a bespoke and in-depth report, and includes a detailed summary highlighting the issues that require attention or further investigation. Our Level 2 Home Survey Reports include photographs in each section of the report where defects are identified, this allows for accurate information on defects and where they are found. Please note with a L2 you do not get a cost and repair schedule and a market appraisal (this is not a RICS Red Book Valuation).
How much do Surveys cost?
Typically our survey fees range from approximately £400 – £2000 including VAT, depending on the type of survey, the purchase price and the size of the property. Please get in touch for an accurate quote. A surveyor will spend at least an hour or more assessing the property, depending on its size.
The cost includes a detailed feedback call on the day of the survey, followed by the written report in 4 working days. If you require a further call once you have received the report we are happy to do this, please let us know.
What do Home Surveys check?
A Home Survey is conducted by a Building Surveyor who will visually inspect all visible and accessible elements of a building, including roofs, walls, floors, windows and doors, chimneys, cellars, garages and outbuildings. Please note this is a non-invasive inspection and we are not structural engineers. The visual inspection cannot assess the efficiency or safety of electrical, gas or other energy sources; the plumbing, heating, or drainage installations (or whether they meet current regulations); or the internal condition of any chimney, boiler, or other flue. We will always advise specialist help in these areas (e.g. evidence that the boiler has been serviced in the last 12 months, chimneys swept within 12 months, EICR and Gas Safety certificates are sought prior to financial commitment to the property).
