Level 3 Home Survey

A Level 3 Home Survey is our most popular survey (formerly known as a Structural/Building Survey) and provides a detailed report on the property’s construction and condition. In general terms, a Level 3 is recommended for older properties that may have problems, however this survey can be applied to a property of any age and is particularly helpful for dilapidated properties and those that have been extensively altered. With an L3 you will receive a cost and repair schedule, this allows the purchaser to renegotiate the purchase price often with the saving far exceeding the cost of the survey. You will also receive a market appraisal, which will inform you if we agree with the price you are paying for the property based on comparable property sales nearby. Each survey report is a bespoke and in-depth report, and includes a detailed summary highlighting the issues that require attention or further investigation, with photographs. Our Level 3 Home Survey Reports include photographs in each section of the report where defects are identified, this allows for accurate information on defects and where they are found. New Home Snagging Survey

A New Home Snagging Survey is a thorough inspection of a new build property, covering both the interior and exterior of the property as well as the garden, driveway, and garage if it has one. A snag is a defect or problem that remains in your property once building work has been completed, i.e., something that might be damaged or broken, not installed properly or not finished to an acceptable standard. Our New Home Snagging Survey will identify any outstanding defects and issues for the developer to correct within a certain timeline.
 
This survey takes place before your completion date, when the property is empty of furniture, so that all areas of each room of the property can be checked for any outstanding items to be fixed by the developer.
