The same level of inspection is carried out for both our Level 2 and Level 3 surveys. The key difference is in the reporting: a Level 2 Home Survey gives clear condition advice for conventional properties, while our Level 3 Building Survey includes additional detail and estimated costs for repairs where appropriate.

What does a Level 2 Home Survey cover?
A Level 2 Home Survey reviews the visible and accessible parts of the property. The same level of inspection is carried out for both our Level 2 and Level 3 surveys, helping identify significant defects, condition issues and matters that may affect your decision to buy.
- Roof coverings, chimneys, gutters and external rainwater goods
- Walls, windows, doors, brickwork, render and external finishes
- Visible signs of dampness, staining, condensation or poor ventilation

What is not included in a Level 2 Survey?
While a Level 2 Home Survey provides strong inspection and clear condition reporting, it does not include some of the additional reporting features associated with a Level 3 Building Survey.
- No cost and repair schedule is included
- No estimated repair costs are provided within the report
- No interactive Desktop Research Report is provided
- The surveyor will not open up the structure or expose concealed areas
- Fitted floor coverings, heavy furniture and fixed finishes are not normally moved
- Services are not tested in the same way as specialist gas or electrical inspections
- It is generally less suited to older, unusual or heavily altered properties
- A Level 3 Building Survey may be more suitable where repair cost guidance is required
